Monthly Rental Plan


Residents who enter Wesley Manor with a rental residency agreement pay no entrance fee. All monthly rental plans include the following:

Benefits of the Monthly Rental Plan include:

  • Priority access to on-site health care services, should the need arise.
  • Access to all the services and amenities available at Wesley Manor.
  • A medical tax deduction (calculated annually) for monthly service fees.

Life Plan


Residents who enter Wesley Manor under a Life Plan residency agreement pay an initial (one-time only) entrance fee and a monthly service fee throughout their residency. The terms and benefits of the various Life Plan residency agreements are the same with the exception of the fees, charges, and refund policies.

All Life Plan agreements provide the following:

  • Priority access to on-site health care services, should the need arise.
  • Access to all the services and amenities available at Wesley Manor.
  • Lower monthly service fee than the fees required for rental plans.
  • The opportunity to apply for charitable care if your financial resources are exhausted through no fault of your own.
  • A medical tax deduction (calculated annually) for a portion of entrance fees and monthly services fees.
  • Declining Refund Option and Return of Capital Option available with different refund policies.

Continuing Care Declining Refund Plan

With this option, should you move permanently from Wesley Manor, the potential refund is based on 90% of the entrance fee and declines each month of residency until it is fully exhausted at the end of 48 months, as per the terms of the residency agreement.

Continuing Care Return of Capital Plan

Under this option, if you should move permanently from Wesley Manor at any time, up to 80% of the entrance fee would be refunded to you or your estate as per the terms of the residency agreement.

Medicaid Program


Wesley Manor accepts traditional Medicaid in the Health Center and the Medicaid Waiver in our Assisted Living community. These options are designed to help those who are eligible for Medicaid but still want the private pay level of comfort and care. It provides priority access to higher levels of care, greater financial predictability, and the reassurance that you can remain in the community as your healthcare needs evolve. Because Wesley Manor is part of BHI Senior Living, entrance fees are reinvested into maintaining residences, enhancing care, supporting benevolent care, and strengthening the long-term stability of the community.

One of the most meaningful benefits of a nonprofit Life Plan Community is benevolent care. If a resident exhausts their financial resources through no fault of their own, they will not be asked to leave simply because they can no longer afford to pay. This commitment is supported through entrance fee proceeds and the BHI Foundation, reflecting Wesley Manor’s mission to provide lifelong security for residents.

A Life Plan is a long-term agreement that combines an active retirement lifestyle with a plan for future healthcare. Rather than simply paying for a residence, you’re investing in a community that offers maintenance-free living today while providing priority access to Assisted Living, Memory Care, Skilled Nursing, and Rehabilitation if your needs change.

For many residents, a Life Plan provides confidence that they’re making one move instead of facing multiple relocations later in life.

Wesley Manor offers two financial options designed to meet different retirement goals: the Life Plan and the Monthly Rental Plan.

  • The Life Plan includes a one-time entrance fee and provides long-term financial predictability, priority access to higher levels of care, and two refundable contract options. Residents may choose either the Continuing Care Declining Refund Plan, which provides a refund based on 90% of the entrance fee that declines over a specified period, or the Continuing Care Return of Capital Plan, which allows up to 80% of the entrance fee to be refunded to you or your estate after you permanently leave Wesley Manor.
  • The Monthly Rental Plan offers a maintenance-free lifestyle without an entrance fee, providing flexibility while allowing residents to enjoy many of the community’s amenities, services, and lifestyle benefits.
